Frequently asked questions
If you are uploading your property yourself, you will be required to have an account set up with us. It is a simple process and you would simply log in to upload your properties, change your pay-out method and add/change any personal details.
There will be mandatory criteria required in order to upload your property. Once you have completed your property information it will go for approval to Place to Stay before going live on the website.
For each new property you list you will be asked to provide evidence that you are the legal owner of the property. This will be done by sharing a copy of your ID and deeds to the property/properties where both names must be a match. Or if applicable POA documents.
Place to Stay will be happy to contact you and upload your property for you for a hassle-free experience. You will be required to provide the documents requested and we will handle the rest.

In the event that charge rates increase or decrease, you will be notified a month in advance. The terms and conditions before uploading a property after the changes have come into effect will also be amended. Therefore, we will always advise these are read thoroughly before hitting the agree button.
Yes. Services fees, cleaning fees and fees for extra guests and pets are shown to guests, along with local taxes, if applicable, and the total price they’ll pay.
Place to Stay collects a flat service fee of 5% of the reservation when you get paid. We also collect a 15% reservation fee from guests. These will be automatically calculated during the booking process.
Any extra fees such as cleaning fees you wish to charge guests should be highlighted separately on the breakdown of their booking charges.
If you would like Place to Stay to arrange the cleaning you will have the option to do so and we will charge you accordingly for the service.
Security deposits will also be collected upon booking to protect you from any potential damage which will be returned to guests in full should no issues arise. The amount of security deposit you can determine from the options provided when uploading your property. However, if you feel you want to charge more than suggested we can accommodate.
Example:
If you’re charging 4000AED for a 1 month stay, plus 500AED as a cleaning fee, your booking subtotal is 4500AED. The Host/owner/landlord service fee, which is 5% of your booking subtotal (225AED), is deducted from your earnings, and a service fee of 15% (675AED) is charged to guests and included in the total price they pay. In this example:
You’d earn 4275AED
Your guest would pay 5175 AED
Place to Stay service fees are competitive, and we do not have any extra hidden charges.
Once a reservation is confirmed, a price breakdown in your Host reservation details and your booking confirmation email will include all applicable fees, so you can clearly find:
Fees collected by Place to Stay
Any optional fees you charge (like a cleaning fee)
The total price your guests will pay
The pay-out you’ll receive
This means you’ll never have to search for details for your bookings. When you know what your guests are paying, it becomes easier to manage your pricing strategy, refunds, cancellations and reservation requests.
The money you earn from renting out your property is released to you no later than 24 hours after your guests have arrived. Exactly when the funds arrive in your account depends on the pay-out method you’ve selected.
The pay-out methods (where available) and typical delivery times are:
· Fast Pay: 30 minutes or less
· PayPal: 1 business day
· Western Union: 1 business day (can vary by country/region)
· Bank transfer: 3 to 5 business days
· International transfer: 3 to 7 business days
We have a few options for you to choose from when uploading your property around how you wish your guest to receive their home keys.
Option 1: Leave your keys in a safe place. This is the easiest method to have a seamless handover of keys. Simply put the information of your safe place in the form which you will fill in for the property and this will then only be shared with the guest on their expected day of arrival. The guest will be expected to leave in the same safe place on the day of their exit.
Option 2: Careem Box. For a fee of 25 AED we will arrange this service to pick up and collect the keys from you as well handover/send to guest. This may mean the keys come to us first and we arrange the collection/drop off of keys separately with the guest. However, if the guest is local it can be sent directly to them.
It is your responsibility when uploading your property on Place to Stay that you outline your cancellation and refund policy clearly if it does not fall into any of the pre-populated options. Failure to do so will result in your listing being rejected.
Place to Stay will issue refunds on your behalf dependent on the cancellation policy you have in place.
Ensure all contact details are up to date, these will not be shared with guests unless you have stated. It will be used for Place to Stay to contact you directly should the need arise. To limit the need to be contacted, it is recommended you have literature you can either share with us or leave in your property such as;
- Wifi password - Parking details - Details on how to access the property
Or anything else you feel the guest may need to be aware of.
Provide a description of your property with as much detail as possible as some may be looking to rent for a minimum of a few months.
